We group residences by the way they are lived in rather than by district or price band. Four collections, each with its own criteria for entry.

Collection 02
Beachfront villas and island estates with private sand, moorings or direct water frontage. The scarcest category we hold, and the slowest to come to market.
Collection 03
Penthouses and half-floor residences above the city, chosen for ceiling height, terrace depth and aspect rather than for the address of the tower alone.
Collection 04
Houses on land — plots above 20,000 sq ft with mature planting, staff accommodation and the privacy that only distance from a boundary can provide.
How a residence is admitted

Who drew it, and whether the drawing survived the build. Houses altered beyond their original logic are declined.

Not the district but the specific plot: aspect, approach, what faces it, and what could be built beside it.

Structure, services and finish inspected independently before instruction. We do not present work we would not buy.

Ownership, encumbrance and service structure verified in advance, so a transaction is never delayed by a surprise.
